The Team
The confidence of the BLA directors to profitably partake in Bulgarian land deals stems from their present and past commercial activities and experiences, both collectively and individually.
Roland Morris has over 30 years experience in the Futures industry and was a director of Cater Allen Futures Ltd from 1981. In 1989 he elected to be self employed and self financed in the same industry until it’s computerisation in 1998/99. Diversifying into both commercial and residential property saw rewards and led to an introduction to Stoyan Ianev through a mutual business colleague.
Stoyan Ianev has through his past Mayoral responsibilities and elevated status in corporate finance management, considerable ministerial contacts and knowledge of Bulgarian commercial life. Nikolay Lavtchiev in his capacity as director, conscientiously oversees easyBG PIB Ltd., a growing and vibrant real estate company with offices in Sofia, Varna and Bourgas. Local knowledge and understanding of the land and real estate market through day to day business offers very real advantages
Marc Scaife also has a history of over 18 years experience on the London International Financial Futures Market as a senior broker.
The following information represents a brief CV summary of the current directors, their previous experience and current role
Roland Morris
Born 1950, RDM has spent most of his career in the Futures industry, initially in the Commodity markets and then moving to Cater Allen Futures Ltd prior to the launch of The London International Financial Futures market (LIFFE) where he was an influential figure on various committees and was co opted, because of his knowledge of the industry, for the training of the entire trading procedure programme.
1989, RDM became self employed on LIFFE, trading successfully until the computerisation of the market in 1998/9 when he diversified into UK property with a portfolio of both commercial and residential properties.
Business travel in the 30 years in the Futures industry was extensive.
He is currently an executive director of easyBG PIB Ltd and Properties In Bulgaria Ltd and has gained extensive knowledge of Bulgaria and its property and land market.
Stoyan Ianev
Born 1944, SI graduated from Bucharest University with a masters degree in Economics. 1975 to 1987 SI was employed by Sofia District Council and 1980 to 1985 was deputy and first deputy Mayor of Sofia City 7th district. Promoted to secretary to Sofia City council 1985 to 1987 as acting deputy Mayor. Also SI was at the same time appointed as Chairman of the ministry of labour and social activity.
1987 to 1990 chief expert and deputy Chairman of the Association of Electronics Industry of Bulgaria. 1990 to 1991 chief expert of the Ministry of Industry and Technology. 1991 to 1995 Finance and Commercial director of Inter Vega Ltd: sole distributor of Hyundai Corp in BG. 1995 to 1999 finance director of Semcotec Engineering Austro-BG Co. 1999 to 2002 Chairman of consortium “VEGA” Properties and Consultancy.
Stoyan Ianev is currently an executive director of easyBG PIB Ltd and Properties In Bulgaria Ltd.

Nikolay Lavtchiev
Born 1961, NL Graduated from Sofia University in 1983 with a BSc in Nuclear Physics.
A career in the Nuclear Physics and Electronics Industry followed. In 1990 a move to be self employed was taken and NL went on to establish import/export and web design businesses and is founder and CEO of FreeCom International Ltd and Comptex Ltd. Recognising the power of the internet and the opportunity that the underdeveloped Bulgarian property market offered, NL branched into that field and is currently an executive director of easyBG PIB Ltd and Properties In Bulgaria Ltd.

Marc Scaife
Born 1963, MS also spent most of his career in the city, both in the Futures and Options markets and the UK Gilt market.
MS started with Wood, Mackenzie and Co. in 1983, before moving to WCLK, the gilt market inter-dealer broker, where he was instrumental in developing new trading systems post "big bang". Later as a senior broker on the LIFFE market he worked for leading firms, including SGF Chase and Union Discount, specialising in Government bond broking.
MS is currently a non-executive director of easyBG PIB Ltd and Properties In Bulgaria Ltd.
Investment Strategy

The directors of BLA have already employed considerable resources to locate and research possible opportunities, each meeting specific criteria:
• Development potential
• Full planning permission or potential
• In built price advantage
• Strong resale potential

Two examples from several identified, meeting the above criteria are:
1. Black Sea Coastal
• Prime first line beachfront development land of 245,000 m2.
• All main services on site or close by
• Pleasant environment close to main tourist airport
• Recently expired full planning permission
• All relevant authorities in verbal agreement to development

2. Black Sea Inland (15 kilometers)
• 350,000 m2 lightly forested land adjoining famous landmark village
• Main services on site or close by
• Close to tourist airport
• Indicated use for Eco Tourism and Housing project
• All relevant authorities in verbal agreement to development
• EU Eco grants possible

The strategy for the above projects will be to purchase the land ‘subject to contract’, draw up development plans to maximise value and submit for planning permission. BLA will promote the land and surrounding area to increase market awareness. On or before full planning approval a buyer will actively be sought and the land sold on for profit.
The management of BLA have full confidence in their ability to manage these projects to a profitable conclusion.
The management of BLA will use their best endeavours to ensure that all costs relating to any such project will meet the same stringent requirement as the general day to day running of BLA and that necessary professional bodies employed will be independent with appropriate professional indemnity.
